Rules and planning in Derbyshire

Listed buildings in England need listed building consent for most changes to historic windows or glass, and conservation areas can restrict changes visible from the street. Speak to the council's conservation officer before ordering.

In England, replacing a whole window, roof window or glazed external door is building work. It has to be notified to building control, either by an installer registered with a competent person scheme such as FENSA or Certass, or through a building notice to the council. Replacing only the glass in an existing frame is a repair and is not notifiable.

Approved Document K requires safety glass in critical locations in England: glazing in doors and in side panels within 300 mm of a door, up to 1500 mm above floor level, and any glazing in walls or partitions up to 800 mm above floor level.

Derbyshire is inland, around 58 km from the nearest coast at its closest point, so salt exposure is rarely a factor.

Ways we can help in Derbyshire

Misted Glass Repair in Derbyshire

A misted unit is a good opportunity to upgrade an older plain glass unit to one with a low-emissivity coating and gas fill. The new unit reduces heat loss through the glass and keeps the room-side pane warmer, without any change to the frame.

Glass Partitions in Derbyshire

Partition glass is safety glass because much of it sits in critical locations near floors and doors. In England, Approved Document K sets where glazing must break safely or be protected, and the other UK nations have equivalent guidance, so panels are toughened or laminated to suit their position.

uPVC Windows in Derbyshire

Bay windows need extra care. Some older bays carry load from the wall or roof above, so the glazier checks the support before removal and may fit bay poles or ask for structural advice. Replacing a window in the same opening is different from widening it, which needs a new lintel.

Glass Roofs in Derbyshire

The price of a glass roof or walk-on panel depends on glass size and make-up, the number of laminated layers, coatings, support beams or framing, structural design, lifting equipment and access. Bespoke shapes and very large panels cost more. See the guide prices for typical ranges.

Glazing in Derbyshire: questions

How long does a job take?

Glass is made to measure, so there is usually a lead time between survey and fitting. Fitting a sealed unit is normally quick; new windows, doors and architectural glass take longer. Your quote gives the expected lead time and how long the fitting will take on site.

What is safety glass and where is it needed?

Safety glass is toughened or laminated glass that breaks in a safer way than ordinary float glass. Building regulations require it in critical locations, such as glass in and beside doors and low-level glazing, and we specify it wherever it is required.

Do you only replace glass, or whole windows too?

Both. Many problems, such as a cracked pane, a misted sealed unit or a broken hinge, can be fixed without replacing the frame. When a frame is rotten, warped or past repair, we quote for new uPVC, aluminium or timber-effect windows and doors instead, and we say which option makes more sense for your property.

Do I need building regulations approval?

Replacing just the glass in an existing frame is usually treated as a repair. Replacing whole windows or glazed external doors is building work, and the rules on notification differ between England, Wales, Scotland and Northern Ireland. Your quote explains what applies and how it will be handled.
