Why use us
Straight answers about glass
One number for all glass
Broken pane, misted unit, new windows, a shower screen or a shopfront: one enquiry, one point of contact and one written quote.
Glass-only where it makes sense
If your frames are sound, we say so. Swapping a sealed unit or a hinge often fixes the problem without new windows.
Measured, not guessed
A glazier measures and checks the opening before glass is ordered, so the unit, door or screen fits first time.
Clear about the rules
Safety glass, building control notification and planning points are explained on your quote in plain English.

Misted, cracked or blown?
Often it's just the glass that needs replacing
When condensation appears between the panes, the seal on the sealed unit has failed. If the frame is sound, a glazier can measure and fit a new unit without replacing the window, usually in a single short visit once the glass is made.
- New double or triple glazed units, made to measure
- Toughened, laminated, acoustic and obscure glass
- Georgian bars and leaded designs matched where possible

FAQ
Questions people ask
Do you only replace glass, or whole windows too?
Both. Many problems, such as a cracked pane, a misted sealed unit or a broken hinge, can be fixed without replacing the frame. When a frame is rotten, warped or past repair, we quote for new uPVC, aluminium or timber-effect windows and doors instead, and we say which option makes more sense for your property.
How is the price worked out?
Price depends mainly on size, glass type (standard, toughened, laminated, acoustic or triple), access, and any extras such as obscure patterns or Georgian bars. The guide prices on this site show typical ranges. A glazier measures before anything is ordered, and your written quote fixes the price for the specification shown.
Is the survey really free?
Yes, for new glazing and glass replacement. Measuring and quoting costs you nothing and there is no obligation to go ahead. If a visit is only to diagnose or repair a fault, or to board up a broken window, we tell you before booking whether a charge applies. Once you accept a quote, the price on it is the price for that specification, and any extra work is agreed with you in writing first.
Who will actually do the work?
Work is carried out by glaziers working under S&K Property Investments and Improvement Ltd, which is the company your contract is with. Your quote names the company, the specification and the guarantee terms.
Do I need building regulations approval?
Replacing just the glass in an existing frame is usually treated as a repair. Replacing whole windows or glazed external doors is building work, and the rules on notification differ between England, Wales, Scotland and Northern Ireland. Your quote explains what applies and how it will be handled.
What is safety glass and where is it needed?
Safety glass is toughened or laminated glass that breaks in a safer way than ordinary float glass. Building regulations require it in critical locations, such as glass in and beside doors and low-level glazing, and we specify it wherever it is required.
Can you match my existing glass?
In most cases, yes. We can match common obscure patterns, Georgian bars, leaded designs and tints, and we will tell you on the survey if an exact match is not available and what the closest option is.
How long does a job take?
Glass is made to measure, so there is usually a lead time between survey and fitting. Fitting a sealed unit is normally quick; new windows, doors and architectural glass take longer. Your quote gives the expected lead time and how long the fitting will take on site.
