How our property glazing service works

We provide glazing for landlords, letting and managing agents, housing providers and facilities teams. You raise a job by form, phone, email or WhatsApp, with the property address, access details and photos if you have them. We arrange a glazier to survey or make safe, and you receive a written quote for each job that fixes the price for the specification shown, with your order reference. Work covers broken and misted glass, boarding, window and door repairs, safety glass upgrades and planned surveys. After each job you get photos, a short report and an invoice that matches the quote. Tenants are contacted directly to arrange access if you authorise it.

Good to know about property glazing

Each job is raised with the property address, access arrangements, a contact for the tenant or site, and photos if available. Clear job details let the glazier bring the right materials and boarding, and help avoid a wasted visit when keys or access have not been arranged.

Every job gets its own written quote that fixes the price for the specification shown. The quote can carry your purchase order or job reference, so it matches your system. Work beyond the quote, such as extra panes found on site, is quoted separately before it goes ahead.

After each job, you receive photos of the before and after condition, the glass specification fitted, and a short note of any other defects seen. This creates a record for the property file, supports insurance claims and can help when deposits or disputes need evidence.

Glass replaced in doors, beside doors and at low level should be safety glass in critical locations. In England, Approved Document K sets out these locations. Recording that safety glass was fitted, and keeping the photo of its marking, helps show the property was kept safe.

In England, landlords of most residential tenancies have a duty under section 11 of the Landlord and Tenant Act 1985 to keep the structure and exterior in repair. Damage caused by a tenant is usually handled differently, and tenancy terms set out who pays.

The Housing Health and Safety Rating System is used by councils in England to assess hazards in homes. Its hazards include collision and entrapment, which covers glazing, falls between levels, which covers windows, and entry by intruders. Broken glass and faulty window locks can fall under these headings.

For workplaces, communal areas and offices, the Workplace (Health, Safety and Welfare) Regulations require windows, glazed doors and transparent partitions to be of safety material or protected against breakage where needed for health or safety, and to be marked so they are apparent.

A planned glazing survey checks each property for unmarked glass in critical locations, misted units, cracked panes, failed hinges and locks, and missing restrictors. The resulting schedule lets you budget and prioritise, rather than reacting to faults one at a time.

When a property needs to be made safe after a break-in or damage, the first visit removes loose glass and boards or temporarily glazes the opening. The permanent glass is measured, quoted and fitted on a second visit, and both stages are reported against the same job.

Flats, HMOs and blocks often have communal entrance doors and screens with large glass panels. These see heavy use and impact, so laminated or toughened glass and solid door closers matter. Planned checks on communal glazing reduce the risk of sudden failures.

The cost of property glazing work depends on the job type, glass specification, size and number of panes, access, whether boarding is needed first, and whether visits are reactive or planned. Grouping planned work across several properties usually reduces travel and set-up time per job.

Tenant access is often the biggest cause of delay. With your permission, we contact tenants directly to arrange a convenient time, confirm the visit in writing and report back if access is refused, so you have a clear record of every attempt to complete the job.

Rules and regulations

Building regulations differ between the four UK nations. Here is what usually applies to property glazing; your written quote confirms the detail for your property.

England

Approved Document K requires safety glass in critical locations in England: glazing in doors and in side panels within 300 mm of a door, up to 1500 mm above floor level, and any glazing in walls or partitions up to 800 mm above floor level.

Approved Document Q applies to new homes in England, where doors and windows are expected to meet PAS 24 or an equivalent standard. It does not apply to replacements in existing homes, but PAS 24 products are still a sensible choice.

Approved Document B covers escape windows. Where an existing window is an escape route, typically in first-floor bedrooms, its replacement should give at least the same escape opening as before.

Wales

In Wales, Approved Document N covers safety glazing: safety glass is needed in and around doors and in low-level glazing where people could walk into it.

Security rules for doors and windows differ between the UK nations. For replacement doors and windows in Wales, products tested to PAS 24 are a sensible benchmark.

Where a window is an escape route, its replacement in Wales should give at least the same escape opening as before.

Scotland

Section 4 (Safety) of the Scottish Technical Handbooks covers glazing that people could collide with, such as glass in and beside doors and low-level glazing, where safety glass is needed.

Security standards for doors and windows apply to new homes in Scotland; for replacements, PAS 24 products are a sensible choice.

Where a window provides an escape route, its replacement in Scotland should give at least the same escape opening as before.

Northern Ireland

Technical Booklet V covers safety glazing in Northern Ireland, including glass in and around doors and low-level glazing where people could walk into it.

For replacement doors and windows in Northern Ireland, PAS 24 products are a sensible choice for security.

Where a window provides an escape route, its replacement in Northern Ireland should give at least the same escape opening as before.

What happens next

  1. Tell us about the job

Use the quote form, call, WhatsApp or live chat. Photos and rough sizes help.

  2. Survey and measure

A glazier visits, checks the opening and measures. For simple glass swaps this is often done on the same visit as fitting.

  3. Written quote

You get a written quote with the specification, price and guarantee terms. Nothing is ordered until you agree.

  4. Made and fitted

Glass, frames or panels are made to size and fitted. We tidy up and take the old glass away.

Property Glazing questions

How do we raise a glazing job for one of our properties?

Send the job by form, phone, email or WhatsApp with the property address, a description of the problem, access details, a tenant or site contact, and any photos. Add your order reference if you use one. We confirm the job, arrange a glazier to survey or make safe, and send a written quote that carries your reference.

Do you provide a quote for each job before work starts?

Yes. Every job gets a written quote that fixes the price for the specification shown, carrying your reference if you give one. For make-safe work, we confirm the boarding cost before or at the visit, then quote for the permanent glass. Any extra work found on site is quoted separately and only done once approved.

Can you arrange access with our tenants directly?

Yes, if you authorise it. We contact the tenant to arrange a suitable time, confirm the appointment in writing and keep you updated. If access is refused or the tenant is not in, we report back with the dates and times of each attempt, so you have a clear record for your property file.

What reports and photos do we get after each job?

You receive before and after photos, the glass specification fitted, a note of any safety glass marking, and any other defects the glazier noticed, such as failed hinges or misted units nearby. The invoice matches the approved quote and carries your reference, making it easy to check and file.

Who pays when a tenant breaks a window?

That depends on the tenancy agreement and the circumstances. In England, landlords have repairing duties for the structure and exterior of most residential lets, but damage caused by the tenant or their visitors is usually the tenant's responsibility. Many agents recover it from the deposit or by agreement. Our photos and report help document the damage.

Do replacement panes in rented homes need to be safety glass?

They do if they are in critical locations. In England, Approved Document K covers glass in doors and within 300mm of a door edge, up to 1500mm above the floor, and other glass within 800mm of the floor. Upgrading old unmarked glass in these places reduces risk, and the rules differ in detail between UK nations.

How much does glazing work for landlords cost?

The cost depends on the type of job, glass specification, size and number of panes, access, any boarding needed first, and whether the work is reactive or planned. Grouping planned jobs across properties usually reduces cost per job. See the guide prices for typical work, and every job has its own written quote.

Can you carry out a planned glazing survey across our portfolio?

Yes. A glazier visits each property and records the condition of glass and windows, including unmarked glass in critical locations, misted units, cracks, failed hardware and missing restrictors. You receive a schedule with photos and recommended work, so you can prioritise safety items and budget for the rest.

Do you work on communal areas and commercial premises?

Yes. We cover communal entrance doors, stairwell windows and glazed screens in blocks and HMOs, as well as offices and shops managed by agents and facilities teams. Large communal panels often need laminated or toughened glass and careful planning for access, so these jobs normally start with a survey.

Can you help with void properties between tenancies?

Yes. Between tenancies, a glazier can check and repair broken or misted glass, replace damaged locks and cylinders, fix hinges and handles, and fit restrictors where needed. The work is reported with photos, giving a clear record of the property's glazing condition at the start of the next tenancy.
