Rules and planning in Cheshire
In England, replacing a whole window, roof window or glazed external door is building work. It has to be notified to building control, either by an installer registered with a competent person scheme such as FENSA or Certass, or through a building notice to the council. Replacing only the glass in an existing frame is a repair and is not notifiable.
Approved Document L sets the minimum energy performance for replacement windows and doors in existing homes in England: a U-value of 1.4 W/m²K, or Window Energy Rating band B for windows; doors can instead meet a Door Set Energy Rating (band B, or band C for doors more than 60% glazed); rooflights need 2.2 W/m²K.
Listed buildings in England need listed building consent for most changes to historic windows or glass, and conservation areas can restrict changes visible from the street. Speak to the council's conservation officer before ordering.
Cheshire has its own coastline, so for homes and businesses near the sea, salt air and wind-driven rain are part of the brief.
Ways we can help in Cheshire
Window Film in Cheshire
Workplace regulations require windows, glazed doors and transparent partitions to be of safety material or protected against breakage where needed for health or safety. On existing glass in a workplace, a suitable tested safety film is one way of protecting it without replacing the pane.
Glass Splashbacks in Cheshire
The wall behind a splashback must be flat, sound and dry so the adhesive bonds evenly. Old tiles are usually removed and the wall made good, because uneven surfaces show through the glass and can create stress points behind the panel.
Curtain Walling in Cheshire
A stick system is built on site piece by piece. Aluminium mullions and transoms are fixed to the structure first, then the glass and infill panels go in, and finally the pressure plates and caps. It suits low-rise buildings and screens but needs access to both faces.
Sash Windows in Cheshire
Sash windows that run smoothly need routine care: keep the pulley wheels free of paint, wax or lightly lubricate the running channels, check the cords for fraying, and repaint timber before bare wood shows. Draught brush seals in the beads and meeting rails reduce rattles and heat loss.
Glazing in Cheshire: questions
How is the price worked out?
Price depends mainly on size, glass type (standard, toughened, laminated, acoustic or triple), access, and any extras such as obscure patterns or Georgian bars. The guide prices on this site show typical ranges. A glazier measures before anything is ordered, and your written quote fixes the price for the specification shown.
What should I do if a window has just broken?
Keep people and pets away from the glass, wear thick gloves if you need to move anything, and call us. We can arrange boarding or temporary glazing to make the opening safe, then measure for permanent glass. If there has been a break-in, report it to the police and note the reference for your insurer.
Do I need building regulations approval?
Replacing just the glass in an existing frame is usually treated as a repair. Replacing whole windows or glazed external doors is building work, and the rules on notification differ between England, Wales, Scotland and Northern Ireland. Your quote explains what applies and how it will be handled.
Do you only replace glass, or whole windows too?
Both. Many problems, such as a cracked pane, a misted sealed unit or a broken hinge, can be fixed without replacing the frame. When a frame is rotten, warped or past repair, we quote for new uPVC, aluminium or timber-effect windows and doors instead, and we say which option makes more sense for your property.
